In this class you will learn to identify many disclosure issues and pertinent information that a real estate agent must share with all parties to a real estate transaction, such as natural hazards, zoning and other ordinances, C.L.U.E. reports, subdivision public reports and other material issues.

When drawing up a contract, it is incumbent upon you to express the wishes of your clients clearly and concisely.  This class discusses the pointers and traps to help you prepare the elements that define the binding obligations of the parties.

AGENCY ISSUES IN PROPERTY MANAGEMENT

Property managers carry a heavy burden of undivided loyalty to the principal (owner), while also being fair to all other parties.  Fidelity and obedience are also required in your duties to carry out all reasonable orders and requests in a lawful and responsible manner.  Ken provides direction on how to walk this agency tightrope.

SUCCESSFUL PROPERTY TAX APPEALS

1:00 P.M. to 3:50 P.M. Instructor:  Tom Naifeh - Tax Appeals Expert

You can find lots of reasons why a property is worth more money, but we often overlook sound, supportable rationale for why the Assessor should REDUCE your property value (and thereby reduce your taxes).  The value you get this year is based on last year’s still overpriced market. A full-time Tax Appeals agent, Tom will give you all the tools you’ll need to be successful (including a hand-out guide).

BROKER MANAGEMENT CLINIC

This is an intense class, which covers all of the pertinent laws, Commissioner’s Rules, and Policies, which address the obligations that are required of Managing Brokers.  Included is a  discussion of the SELF AUDIT form that is required to be completed by any Broker renewing their license.   ALL DESIGNATED BROKERS are required to take this class at least once every two years. 

Sales licensees can ALSO take this course to fulfill your Rules/Standards renewal requirement.

Everything you ever wanted to know about Limited Liability Companies (LLC’S) is covered in this class. An LLC combines the best qualities of the Corporation-type ownership with the best features of a Partnership, and you can create one with just ONE PERSON! It has many advantages and very few drawbacks. You’ll learn how to create and operate one for yourself and how to minimize taxes in an ever-increasingly complex IRS tax code.

You can earn more by serving the needs of Senior Citizens.  They are living longer, have more money, and are a rapidly growing market segment.   They also have special needs, desires, expectations, and requirements.  They are coming to Arizona in droves and they’re bringing cash.  This course will help you get ready to understand their motivations and get 3 hours of Fair Housing credit at the same time.

Good property managers are always in demand. Ken will show you how to benefit from the owner-broker management contract, as well as the use of various clauses and phrases.  Accounting, record keeping and the handling of unruly tenants will also be discussed.    Ken manages over 500 units and knows what he’s talking about. 

INTRO CONTRACT WRITING

The nuts and bolts of contract writing for licensees, including drafting of listing agreements, the NEWEST AAR® RESIDENTIAL PURCHASE CONTRACT, and related real estate documents.  Real Estate Law in the morning, and Contract Law in the afternoon.  This class is required for all new licensees, and is a great refresher for everyone.
