This class makes some interesting comparisons between the Code of Ethics and Arizona rules and laws.  Both address principles of honesty, competency and fair dealing-and it’s not surprising to discover the similarities between the two.  This course meets the quadrennial Ethics requirements for Realtors®.

A real estate licensee is required to disclose to every tenant MORE things than would be disclosed if the tenant were BUYING the property.  All of these additional points such as maintenance issues, crime-free and drug-free requirements, required pending foreclosure notices, pool safety issues, attorney’s fees, and military termination requirements will be discussed in this class.

Residential property managers face unique problems when screening tenants.  Applicants may be rejected for perfectly reasonable and legal criteria, yet an applicant may construe the rejection as illegal discrimination.  Ken will show you how to comply with the law and fulfill obligations to your principal.  Emphasis will also be placed on how to document and defend your conduct.

The nuts and bolts of contract writing for licensees, including drafting of listing agreements, the NEWEST AAR® RESIDENTIAL PURCHASE CONTRACT, and related real estate documents.  Real Estate Law in the morning, and Contract Law in the afternoon.  This class is required for all new licensees, and a great refresher for everyone.
