Practicing licensees should be cognizant of the many problems that might develop through a homeowner’s use of the property.  Examples are deed restrictions that prevent too many pets or auto repairs on the driveway.  In this class, you will become versed in recognizing the many facets of potential concern to homebuyers, including some issues which buyers may not have been aware of or ever considered.

The nuts and bolts of contract writing for licensees, including drafting of listing agreements, the NEWEST AAR RESIDENTIAL CONTRACT, and related real estate documents.  Real Estate Law in the morning, and Contract Law in the afternoon.  This class is required for all new licensees.

Terry will emphasize the obligations created by commercial listings and purchase contracts, as well as Broker Cooperation Agreements, Buyer and Tenant Representation, Required Disclosures, Standard Commercial Industrial Leases, Property Operating Data Forms and Investment Analysis.  Listing tools (Loopnet, CoStar Comps) will be discussed.  This class qualifies for the Accredited Commercial Consultant® (ACC) designation.

Home inspectors are between a rock and a hard place with every assignment.  They want your continued business, but at the same time, they must be competent by noting material defects and yet not be a nitpicker.  Tony will point out the dos and don’ts for inspectors and in a slide show he will demonstrate the best and worst of the ethical issues that could arise.   You’ll see pictures of easily overlooked (and some obvious) defects, which may or may not have an effect on your transaction.

A Real Estate Attorney, Jodi will share her knowledge IN THIS ALL NEW CLASS.  The “Short Sale” is one of several options available to the skilled practitioner who can be patient, tenacious, and persevering in helping a client get out of the payment quagmire.  She will provide you with ALL of the tools you’ll need to be successful, including the necessary contract forms, financial disclosures, and authorization letters the lender’s loss mitigators will need.

This is an intense class, which covers all of the pertinent laws, Commissioner’s Rules, and Commissioner’s policies, which address the obligations that are required of Managing Brokers.  The course includes the 40- plus page office policies manual handout and covers the Commissioner’s Rules and policies with a focus on the required Broker Office Policies Model Manual.    ALL DESIGNATED BROKERS are required to take this class at least once every two years.
