This is an
interesting alternative to a 1031 exchange. This technique allows a
seller to receive a tax deduction, as well as a sale without tax
consequences, by using a charitable remainder trust. The best part
is (under certain circumstances) you only have to give 10% of the
asset to the charity. It’s all perfectly legal and it’s been around
since 1969. Ivan will also discuss the pitfalls of owning real
estate in your IRA or 401K plan.

determine whether environmental hazards exist on the property or
not, an agent needs to be aware of what might be considered to be an

not be apparent, and the agent’s responsibilities to disclose the
possibility or need for further investigation by the parties. |
